STEPS TO TAKE AS YOU PREPARE TO BUY YOUR NEXT HOME

You have made the decision to embark on what may be the biggest financial transaction of your life, and I am honored to assist you on this exciting journey. STEP 2: SECURE YOUR FINANCING

It is crucial to obtain a preapproval for a mortgage loan early on in your home search. This will provide you with a clear understanding of your preapproved loan amount and the impact of different loan amounts on your monthly mortgage payment. Armed with this knowledge, you can confidently shop for your dream home within your budget. Moreover, a preapproval strengthens your offer as it demonstrates to sellers that you have a lender who has already preapproved your loan.

Not only will I contact you before properties hit the internet, leveraging my network to ensure early access, but I'll also help identify properties that match your preferences, arrange showings, and navigate the offer process. My expertise in the local market can be invaluable—I may be able to steer you away from unsuitable properties and highlight hidden gems. Besides obtaining a favorable price, we will also need to agree upon terms, conditions, timelines, and possession details. I will lead you through this process, ensuring that we negotiate the most advantageous terms on your behalf and facilitate a smooth path to closing.

STEP 6: DUE DILIGENCE

After your offer is accepted, I will ensure that you are connected with trusted experts to ensure a seamless transaction. I will manage all the various components of the process, such as coordinating with the inspector, appraiser, title company, your mortgage lender, and the seller to ensure a timely closing with minimal uncertainty and surprises. My objective is to provide unparalleled service and achieve excellent results.

STEP 7: FINALIZE THE SALE

Once your final walkthrough is complete, I will help facilitate all the needed steps for you to be confident in a successful closing and transfer of funds. I will help you review closing disclosures and ensure you have all the necessary items for the closing date. When the closing is finalized, you will receive a BIG congratulations on becoming a new homeowner!

After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you will be all set to move into the home of your dreams.
